CANARY LANDING MASTER PLANNED PURPOSE-BUILT RENTAL COMMUNITY

Developed through a partnership between Dream, Kilmer, and Tricon as part of the City of Toronto’s Open Door Program, Canary Landing is a master-planned neighbourhood that will bring over 2,500 new rental homes to the city.
As part of this vision, 65 Trinity Street and 432 Cherry Street offers a new selection of thoughtfully designed 1-, 2-, 3-, and 4-bedroom suites to support a wide range of household needs and income levels. Thirty percent of suites across the community are dedicated to affordable housing, offered at pre-set levels of 40%, 80%, and 100% of the City of Toronto’s Average Market Rent, while the remaining 70% are available at market rates. All suites are built to the same high standard, and all residents enjoy equal access to amenities, services, and community programming across Canary Landing.

Affordable Rentals Available Through The Random Selection Process 

With a focus on creating housing options for residents who are important to the functionality and livability of Toronto, Canary Landing will offer apartments renting at 100% of the Average Market Rent. These are available to the general public through a Random Selection Process by submitting an Expression of Interest form through this website. The City of Toronto publishes the average market rents established by the Canada Mortgage and Housing Corporation annually (see here).

Affordable Rentals Allocated To Non-Profit Partners (Not Available Through The Random Selection Process)

In addition, Canary Landing has an allocation of affordable housing units at lower Average Market Rent levels (40% and 80% of the Average Market Rent). These units are fully allocated to seven not-for-profit resident referral partners representing the Indigenous community, persons with disabilities, new comers to Canada, families, single mothers, seniors, and artists. 

These units are not available through the random selection process, or the general public, and are fully allocated to the following partners:
