Program Requirements

Do I Qualify?

If you meet the following requirements, you may be eligible for the affordable rental suites:

  • Have legal status in Canada;
  • Meet the household occupancy requirements
  • Have a household income that is not more than the Eligible Annual Maximum Household Income specified below; and
  • Meet additional screening requirements specified by the landlord such as income and identification verifications, reference checks, credit score
Demonstrated Legal Status in Canada

All members of the household are required to be either:

  • A Canadian citizen; or
  • A permanent resident of Canada or has applied for permanent resident status; or
  • A refugee claimant or Convention Refugee

You are required to provide documentation verifying your status in Canada. Documentation verifying status in Canada can include:

  • Passport, Birth Certificate;
  • Certificate of Canadian Citizenship;
  • Permanent Resident Card;
  • Confirmation of Permanent Residence document; or
  • Formal letter or document from Immigration and Refugee Board of Canada (IRB) stating Refugee Protection
Household Income Requirements
At initial occupancy, your annual household income must be below the maximum specified below for each suite type.

A household's total yearly income must not exceed four times the annualized rent.

Your household income is determined based on any income produced by household members aged 16 and older. Your income is found on line 23600 on your last year’s Canada Revenue Agency (CRA) Notice of Assessment. All income of each household member, 16 years of age or older, should be added together to determine the total household income.

As part of the screening process, you will be required to demonstrate that your household income does not exceed the maximum income limits, in addition to meeting other screening requirements. Please be sure to list any and all income sources when completing your application.

Household Requirements

We will offer you a unit size that you are eligible for. Each household must meet the minimum and maximum occupancy requirements outlined in the following criteria:

1 Bedroom (Minimum 1 Adult; Maximum  2 Occupants)

  • Single person or,
  • Spouses (2 people) or,
  • Single parent/guardian and 1 dependant (under the age of 18).

2 Bedroom (Minimum 2; Maximum 4 Occupants)

  • Single person and 1 dependant or,
  • Single person and 2 dependants or,
  • Spouses (2 people) and 1 dependant or,
  • Spouses (2 people) and 2 dependants.

3 Bedroom (Minimum 3; Maximum 6 Occupants) 

  • Single person and 2 to 4 dependants or,
  • Spouses (2 people) and 2 to 4 dependants.

4 Bedroom (Minimum 4; Maximum 8 Occupants) 

  • Single person and 3 to 7 dependants or,
  • Spouses (2 people) and 2 to 6 dependants.

A dependant is defined as “a person who lives with you and relies on you  for financial and physical support."  This may include your children, grandchildren, parents, grandparents, siblings, nieces, nephews, aunts or uncles. 

Details About Affordable Rentals

How Much is the Monthly Rent, and are Utilities Included?
The chart below lists the monthly rent you can expect to pay as specified by the City of Toronto’s Average Market Rents guideline. Additionally, you will receive a monthly utility allowance which will be deducted from the monthly rent. All residents will be required to set up an pay their own utilities through a third-party provider. Utilities are not included in the rent. Residents of affordable units will receive a monthly utility allowance to assist with utility costs. Should utility usage exceed the monthly utility allowance, you will be required to pay the additional utility charges.

As each apartment suite has its own climate controls and appliances, every resident can manage their own utility costs. By doing our part in reducing household energy use we can all contribute to reducing the impact of climate change.

Is Automobile Parking Available?
Yes, limited parking spots are available at additional costs, parking rates start at $325/month. Note that the Canary District is well served by public transit with a streetcar stop steps from the building.

How Much Can My Rent Be Increased Annually?
Your tenancy is subject to an annual rent increase as per the Ontario rent increase guidelines. A rent increase guideline is the maximum amount a landlord can increase the rent. As such, your rent may only be increased as per the annual guideline. Note that the rent after the annual increase has been applied cannot exceed the current year’s Average Market Rent as published by the City of Toronto for your specific unit type.
When Can I Move In?
First occupancy is projected to commence in January 2026, with subsequent phases through the remainder of the year.

After successfully submitting your Expression of Interest form and being chosen for the random draw, and a unit will be offered for you to start the application process. Once your application is approved, your occupancy date will be confirmed. Occupancy dates are subject to change.

The Application Process

How Do I Apply?
For households that meet the criteria outlined above, we encourage you to submit an Expression of Interest Form to be considered as part of the random selection process (random draw).

Candidates who submit an Expression of Interest Form will be entered into the random selection process (random draw). Those households selected will be invited to complete a formal Application for Tenancy.

Expression of Interest Form
  • Expression of Interest Forms can be submitted between October 7, 2025 and December 1, 2025 until 5 PM EST.
  • To be included in the random selection process (random draw) Expression of Interest Forms will be accepted up until 5pm on December 1, 2025.
  • To qualify you are only permitted to submit one Expression of Interest Form per household. Should you require assistance with the Expression of Interest Form submissions, please contact, CLHelp@triconresidential.com
The Random Draw Selection Process
All candidates who have submitted an Expression of Interest Form will then be entered into a random selection process (random draw). To ensure fairness, as part of the process, we will randomize the interest list and contact those candidates that are selected in sequential order.

Application and Screening Process
  • If you are chosen through the random selection process and qualify, you will be contacted via email to guide you through a formal application.
  • As part of the screening process, you will be requested to provide the following information for all household members within 48 hours, or 2 calendar days (including weekends) of being contacted: 
    • Documentation verifying income for all household members 16 years of age or older*. Documentation can include a Notice of Assessment, a letter from a recognized financial institution, an employment letter, or or three (3) most recent pay stubs” . Proof of additional non-taxable income or guarantor
    • Documentation verifying status in Canada. **
    • Documentation verifying Landlord references and rental history.

Once the application and screening process is complete, we will contact you about the status of the application and the next steps.

* Eligible Income Sources can include:

  • Employment income
  • Child tax benefit
  • Spousal support
  • Child support
  • Other income included in your notice of assessment
  • Use of Housing Allowance benefits
  • Use of Ontario Disability Support Program benefits
  • Use of Guarantor for those whose income does not meet the income criteria

** Documentation verifying status in Canada can include:

  • Passport, Birth Certificate
